    Circle C Ranch remains one of the most resilient submarkets in southwest Austin. Redfin pegs the neighborhood median at $855,000 (up 24.8% YoY) with median price per square foot at $306. The lift reflects mix — Avana, Grey Rock, and Muirfield closings skew the median up — more than a true 24% price reset across the board.

    78739 ZIP-level inventory sits at roughly 73 active and 26 pending (Realtor.com, May 2026), which prices out to a tight seller's market on the active-to-pending ratio. Well-priced, move-in-ready homes still trade inside 30 days; dated or over-priced inventory now lingers 60+.

    Muirfield's gated inventory trades thinly — typically 4 to 8 active — and the David Weekley / Fedrick Harris product on Grey Rock-backing lots continues to set the ceiling for the corridor.
